Job Details:
As an Apartment Caretaker Assistant, you will play a crucial role in supporting the overall maintenance and operations of the apartment complex. Your responsibilities will include assisting the caretaker in various tasks related to property management, ensuring a clean, safe, and well-maintained environment for residents. You will work closely with the caretaker to address resident concerns, perform routine inspections, and assist with maintenance duties as needed.
Responsibilities:
1. Assist the caretaker in the day-to-day operations of the apartment complex.
2. Conduct regular inspections of common areas, ensuring cleanliness and reporting any maintenance issues.
3. Assist with the coordination of repairs and maintenance activities, including scheduling appointments with vendors and contractors.
4. Respond to resident inquiries, requests, and complaints in a professional and timely manner.
5. Assist with move-ins and move-outs, conducting unit inspections and documenting any damages or repairs needed.
6. Perform basic maintenance tasks, such as changing light bulbs, unclogging drains, and minor repairs.
7. Assist in maintaining records and documentation related to maintenance, repairs, and resident requests.
8. Help enforce property rules and regulations, ensuring a peaceful and respectful living environment.
9. Assist in the preparation of vacant units for new residents, including cleaning and minor touch-ups.
10. Support the caretaker in emergency response situations, such as fire alarms or building evacuations.
Qualifications:
1. High school diploma or equivalent.
2. Previous experience in property management or maintenance is preferred but not required.
3. Basic knowledge of maintenance tasks and repairs.
4. Strong communication and interpersonal skills to interact effectively with residents and team members.
5. Ability to handle resident inquiries and complaints with professionalism and patience.
6. Strong attention to detail and ability to prioritize tasks.
7. Physical stamina to perform tasks that may require lifting, bending, and standing for extended periods.
8. Good organizational skills and ability to maintain accurate records.
9. Reliable and able to work flexible hours, including weekends and evenings if necessary.
10. Familiarity with safety protocols and emergency response procedures is a plus.
